Both towns fit your criteria well. Hanover - especially the Whippany part - is a probably slightly quieter/safer, but Morris Twp has very nice quiet safe parts as well (Whippany is just extremely quiet/safe). Morris Twp for the most part is a little closer to Morristown center which has lots of walkable dining, stores, nightlife. Morris Twp is also closer to a wider variety of good parks/activities. But Hanover is still pretty close to those things as well. The advantage for Hanover is probably the schools are rated a bit better, but i'm not sure if that says anything about the schools themselves or the socioeconomics of the people who go there (Morris Twp shares school with Morristown, which has a decent % of poorer immigrants who probably don't test well on the whole). Hanover is also a bit closer to rt10 which has alot of big box store shopping (Target, Home Depot, etc.). You should be able to find a very nice 4-bedroom house w/ your budget in either town, possibly even towards the lower half of your budget.

I think you have a good couple towns to start with. Some people don't love Morristown High School, but you're a long way off from that. You could also consider Randolph/Mendham, not as close to 287, but still reasonable access and you cut the corner between your 2 workplaces.

I wouldn't be too concerned about "built after 1980" You could end up with a 30+ year old home that hasn't been updated and screen out a a nicely updated 40-50 year old home that otherwise fits your criteria.

Thanks for the advice!

Are there any areas around Morristown Municipal airport that are affected by plane noise?

Morristown Airport is actually in Hanover (Whippany section) and is just east of Morris Township. There is plane traffic but it is mostly corporate and private jets (no commercial service). I don't know how bad the noise is. I think if you live near I-287 you will also hear helicopter traffic to / from Morristown hospital. If you look to the west side of Morris Twp. you should be able to avoid both. Note - Morris Twp. surrounds Morristown like a donut, and the taxes are Much lower in Morris Twp. compared to the Town. The school district is also ranked quite high.

Morristown is great but you will get more for your dollar in property and schools in Florham Park. its only a few minutes away b a better value. unless you are looking for a old historic Washington era home. If you are Morristown is your best bet..

If you need a mover call College Hunks Moving. CollegeHunks.com they do a lot of work in the town..
