If I should pay this broker fee???
Me and my friend just sign the lease and rent an apartment. It was an agent brought us there. But he did nothing else on introducing the apartment, on doing the application and on signing the lease. The whole process is done by the leasing office of the building. Now he sent us an invoice that we due one month broker fee for him. I did sign something before he took us out. I asked the copy and notice that it says "1. I will rent the property through the agent if I want something introduced by him. 2. If I rent the property through him, I should pay one month fee." I wonder, should I pay this broker fee as he claimed or it's just he taking advantage of us.

While it's overpriced (and incidentally this sort of nonsense is why you should only deal with rental agents if they are doing your legwork for you [i.e. finding and showing you multiple places] or have good exclusive listings), you gave your word and signed a contract. Both morally and (probably, I am not a lawyer and this does not constitute legal advice) legally you owe the guy his fee.

This is not normal, the norm is that the broker gets the fee from the landlord/property owner, NOT the tenant. But if you signed something without first reading it or getting clarification of what it meant, that's on you. He may be taking advantage, but you are responsible for signing the agreement, and if you don't pay he could mess up your credit.

In NJ, tenant pay the fee by default.

NJ has always been the other way. In certain towns it is worth it, is others it is not
