He did say he's from out of the area and I am sure that he is not aware of the options. sometimes a suggestion could so worthwhile that he might compromise his wishes because that suggestion saves both time and money and might be welcome alternative.

People come here looking for good advise and ideas, it is too bad that when someone offers an idea that is a bit out of the box it gets frowned upon, maybe you don't realize it but I and many other people who dislike public transport realized that driving all the way into the city and paying city parking rates and fighting your way in and out of the tunnel is foolish when you can park cheaply, and take a 5 minute tube ride that the op probably doesn't even know exists.

I would highly recommend Mountain Lakes. Bus takes 1 hour to NYC (I know you want to drive) just so you get an idea of distance. Schools are almost the best in the state and the town is breathtakingly pretty and well kept. The bad part is the median house price here is $850k which should get you something pretty decent but not one of those big toll brothers houses you have been looking at.

Avoid Sussex County (Andover, Sparta) if you want to drive to NYC. Those houses may be cheap but you will pay the difference in your sanity sitting on route 15 every day.

How far is Pine Beach? We love the idea of being close to the water. There is one Toll Brothers home left in the development. How are the schools? What would the commute time be?

I was reading the Andover Ridge website and it said just a few minutes away was a New Jersey Transit Station, where you could park and hop on the train and be in New York in less than an hour. How is parking? How is transit?

I am not saying that I would not consider public transit but I would rather not. Right now I take the Chicago Metra which takes 45 Minutes to 1 1/2 hours from Naperville. The Metra is nice and safe so I have no problem with it, I would do the same in New Jersey if the trains are clean and safe.

pine beach is ok but it is a long commute to NYC, at least 2 hours via car, the closest train is about 20 or 20 minutes away and then a 2 hour train ride to NYC. There are many people who make that commute but you could do better in places closer to NYC

Yeah right. You would have to drive to Netcong, get the train from there to Dover and then take the train from Dover to Penn Station. A quick check of the NJ transit schedule shows if you leave Netcong at 6:26am you will arrive at Penn Station NY at 8:16am. Of course then you will have to take the subway downtown to your job.

However nice the house is in Andover, you really don't want to do the commute from there to NYC if you can afford to live closer.

You may have already seen this site but this is a good site for MLS listings in northern NJ

For example, you can get a newly built, 3500+ square foot home on 3 acres for under $900K in Denville (Morris County). Nice, safe town...good for kids, plenty of amenities and Denville has a train station with direct service into Manhattan...takes a little over an hour

If you ae going to be working in NYC...I highly recommend buying a home near a train station...if you have to drive into the city, you will regret it...its a nasty, lengthy, stressful commute (wouldn't you rather be spending that time with your kids?), you'll have to pay for parking and you'll pay even higher car insurance rates if you're taking your car into the city every day

How is the Long Valley area. There is a toll brothers development there. It is $50,000 over our budget but I believe we can handle it. The area looks nice and the schools are good. The brochure says that it is just over an hour to NYC by NJ Transit or Car.

Right now Marlboro probably tops my list.
