Also try GSMLS which is the Garden State Multiple Listing Service. You'll get the stuff you find on REALTOR.com - Real Estate Listings & Homes For Sale plus more usually. The search is by county and you can specify towns (or the entire county), bedrooms, acreage, price, etc... These are MLS listings which are basically the same information packages that realtors get with a few exceptions (days on market, actual addresses in most cases, etc...), but its a good place to start.

There are no cities in Sussex County. The biggest town is I guess Newton.

Are schools important? Recreation areas? No real city in Sussex County but some very nice towns.

How is Andover? I have been looking at the new construction homes in a Toll Brothers development called Andover Ridge. It is near a wetlands and the prices seem really good. One problem I have is with the schools. The parent reviews on greatschools.net are pretty good on both Green Hills Elementary and Newton High School. The greatschools.net ratings however average out to 8 for Green Hills and 7 for Newton. Are there any good private options around there?

You could send your kids to Pope John XXIII in Sparta (Catholic HS), but with the high property taxes you'll be paying in that area (especially on new construction), you'd be better off looking in areas with great public schools. Sparta, Byram and Green Township come to mind. I believe Wallkill Valley HS also scored well in the last few years. Never really heard great things about Newton High, although I didn't know many people who sent their children to that school.
A word of caution: Stick with the "big name" builders, like Toll Bros., etc. Stay away from the small-time builders in the area. I could write a book about builder horror stories there.

Andover............HUGE development pending which will forever change Andover as it is known now. I'd be worried about property taxes skyrocketing too..........Green Township is nice, Sparta I don't like, Wantage has no water and a falling down school, Newton is OK if you want a larger town.

Fredon Township is a great community, Blue Ribbon Schools and I have a three/four BR house in your price range, on 1.34 acres, renovated in 2003 with a second story addition, 7 zone HWBB heat, very energy efficient home 3200 square feet. I could put you in touch with my realtor if you are buying now, it goes off RE listing in 1/08.
