Was walking with the wife and baby this Saturday and noticed there are ALOT of vacancies for retails stores/restaurants on this stretch. For a somewhat affluent area this surprises me. What used to be in all these stores? Anyone familiar with this area? I'm speaking about mainly North Maple Avenue, right passes Franklin Turnpike, heading towards Ridgewood. Seems like an area where consignment shops and restaurants would flourish.
It's a very busy road, parking is limited, and that particular stretch is not very pedestrian friendly. On top of that, the rents for the stores are probably insane, because, after all, Ho-Ho-Kus and Ridgewood are both sections of utopia.

It's not that busy, its a 1 lane road. Parking is a problem, but it looks like car dealership used to be there, if they turned that into a parking lot, problem solved. Just curious to me that there is so much vacany.

Just the economy, I think. I was shocked a couple of years ago to see how many vacant stores there were right on East Ridgewood Avenue--the main shopping district of Ridgewood. Haven't driven through recently so I don't know if that's improved. But if the main drag was suffering from the economy, it's no shock that Maple Avenue might have issues, too.
Pretty sure there were some old signs 3+ years ago showing those lots/stores mostly as previous car sales lots….more of the local type of small used car sales lots that used to be common in towns before strip malls and big dealerships came on board.
There were also a couple antique stores/furniture stores as well that have since moved out. Rents are usually super high and very difficult for new business to step in. Most if not all those blocks/buildings are usually owned by 1-2 parties at most and are holding for the big 'payout' : some contractor wanting the land to expand it into condos etc…considering the HHK train is close and the RW line is not far off either, it's a gold mine so they would rather sit…and sit…and sit
I worked at a dry cleaners in the late 70s on Maple on the border of Ridgewood and Ho-Ho-Kus. There was an antique shop there back then. And a guy from the car dealership used to bring his suits in and I'd find weed and cocaine in his pockets.

It was a Ford dealership I heard. If they tried to put condos in, the residents of HHK would flip. They are already protesting the addition of 7 houses by Saddle River Road, I think the builder is calling Ho Ho Kus Hallows or something. Residents are up in arms, thats what those signs on peoples lawns in HHK are referring to. Ohh well, I just wanted a new restaurant or two, since I can never get a parking spot in Ridgewood on Saturday nights to eat.

I agree they probably will try to fight any new apts/condos but they won't necessarily win. We are talking about a commercial area that is walking distance to the train and all the local stores. It makes a ton of sense for mixed use development or a condo complex where the dealership was
I don't think it's a ideal area to have a business either given it's proximity to Ridgewood and that it's a bit isolated from the other hhk businesses. I'm sure the rent is way too high as well
