Yeah I Know i have an extra T in Paterson...typo

I saw a recent post stating there are good and bad parts of Paterson. I am looking to rent a garage to store and refinish furniture I'm flipping. At times I will have the garage door open for the fumes. I was there tonight at 7:30pm and walked my dog around to get a feel for the neighborhood. When I got to the corner I was asked by a man for change (red flag) and it was not outside of a liquor store. I also saw a woman about my age that lived next to the garage and a young man on the other side harmless.

I am a athletic looking, white, 29yr woman who grew up in Denville/Parsippany (sheltered would be a good wood). I am looking to expand my hobby in hopes to make it a business. So right now I am in "boot strap" mode, looking low rent (less than $1 per sqft), free or cheep furniture, discounted supplies, and trying to be in a population dense area. I try to get American made solid wood furniture, not that Ikea ****, and I price my things for quick turnover. I been attracting people from Orange, Kinnelon, little falls, garfield, Clifton, totowa and have been selling from Craigs List out of my family's house in Lincoln Park.

My questions...

1) Does this sound like a good deal for the area? Rent would be $450 for a stand alone oversize 2 car garage work bench and water included I have to pay electric. I would rather spend less that than honestly.

2) Am I in the good part of town? it is on 10 quinn st Paterson off of McBride near a car sales place. All the business in the area has bars on windows.

3) Do you think people from some of the better local towns be nervous to go to Paterson to get furniture (assuming it is the deal of the century)?

4) If I get this place what could I do to ensure safety? I like to work late at night so I would think that would be out of the question now.

5) I was also thinking about the Art Factory in Patterson on 70 Spruce St, Paterson for $500 per mo with access to their work shops, heat wifi, water, bathrooms, electricity included. I would just have to lugg the furniture back and forth from work shop space to storage. Storage space would be smaller too like a long 1car garage and I can't bring my dog. When I was there I loved it.

6) Your advice from experience and opinions, maybe you know of a garage for me...because I know you got them.

Thank you for your time
