It is very simple, Khov is taking advantage of competition between south indians who are their primary customers, if the south Indians back out these homes will sell for 60-80K less than what they are selling now, no question.
I would suggest south indians to not compete with themselves, just ignore them and am sure the sales people from oaks at cranbury who are arrogant now will turn to one of those customer care representatives who will keep coming behind you with incentives, lower prices and give you red carpet treatment.

It is market dynamics. As long as there are buyer willing to pay higher, prices will rise.

Is it worth buying for someone who commutes to new york (downtown) and the other person commutes to hopewell
8A Park & Ride is next to these townhomes and there are buses direct to wall street and port authority. Hopewell is about 30-40 minutes drive. I saw the models last week. They are well designed in IMO. Lot of storage space and good layout.
i am surprised to see the number of Indians in the market for new homes in NJ....looks liks KHOV is completely taking advantage of the situation....
The floor plans are decent and being right next to 8A is pretty handy, could be a major + to resell down the line.
Here is my concerns with this property.
- KHOV charges an arm& leg for even minor upgrades.
- Cocky sales reps(probably due to the overwhelming demand from Indians).
- No diversity in the community and not really a residential area seems kinda industrial.
- Nothing around the community....bit of a drive for everything...
Even though many agree this seems to be overpriced and the new home bubble in NJ (specially in monroe) are long overdue for a correction, but the market does not seem to be cooling.
I have been in the market for a new home in greater princeton area (Princeton, Montgomery, West Windsor, Plainsboro, south brunswick) and i've been searching since Oct 2015, looks like the inventory is VERY low. Any home in decent condition goes off the market real quick in all these neighborhoods....I have not come across a decent old townhome in these neighborhoods anywhere below 450k.
With my experience while the oaks at cranbury homes may be over priced, it seems to be a good deal compared to the old homes in this neighborhood.
