in a $280k home we paid about $10k closing costs + down payment.. So we have to bring about $19k to the closing in 6 weeks..

Default Bank of America...

I used Bank of America Plus mortgage and didn't pay closing cost. My lawyer was actually surprised that I didn't have to pay him.. Also, I put down 10% and i'm not paying PMI. It was a pretty sweet deal. I'm sure someone will rain on my parade by I have no complaints using them.

I did have to pay:
Loan Discount Fee.. 0.76%
Interest from my closing date to my first mortgage payment
2nd Quarter Taxes
Escrow of Taxes

any points paid are tax deductable

escrows are your money ,you will have those refunded when you pay off the house or sell it

Not to rain on your parade, even though you're not paying PMI, you ARE paying a higher interest rate.

If you're planning to stay longer in your house, you may end up paying more.
