Looking for some help from those who know NJ better than I do .

I live in the Chatham area, my parents are in Princeton area. They are retired and need to downsize. They are having a hard time deciding where they should move to and also a bit resistent to the fact that it is time to downsize, therefore I am trying to help out a bit but also be sensitive to their feelings on this etc.

In short, I'd like them closer to us. But they do not want to be in a townhouse and want a backyard which they enjoy. They need to be near some kind of town, but can drive etc. They want something that is similar to what they are used to (Princton has a nice town center etc).

So I'm thinking a 3bdrm house, my problem is my area is so expensive for land (they want a backyard with some serenity) and not like they need to commute to NYC so they do not need to be in the high priced towns. But the towns that are "decent" tend to revolve around ones that have that element. When you start to go further out in more rural areas it can get a bit too removed and they need some access to things and also being new, won't know anyone etc.

I'm grasping here, any towns that come to mind that might be worth us checking out? I would say budget is around 500-600K for 3bdrm.

The best thing you can do unless your parents are unable to care for themselves is to let them do as they please.I sure wouldn't want my children telling me where I should live.

On the otherhand if you are willing to help them buy a place close to you so you can help take care of them as they age, by all means make them an offer.

Um, no one is telling anyone anything, they are looking for input. If I was able to buy or looking for general advice on aging parents, this would be a different question. I am specifically asking for suggestions on towns based on scenarios I presented, ie nice towns somewhat affordable as do not need immediate access to transport to City.

There's your conundrum. The desirable places with walkable downtowns might be too costly. They'd get more home & yard moving west of where you are. Does Chester have a downtown?

Yes it is definitely a conundrum! I will look at Chester, thanks. It doesn't have to be a thriving downtown, just something with the basics and pleasant. I know..can't have everything, this is why I said they are picky! Not insinuating anything by that, it just makes it hard to come up with something they are open to. And they want to leave their immediate area, it's not that I'm saying they have to come near me.

Perhaps Florham Park or Morris Twp? A bit cheaper than Chatham, but still quite close with access to downtown areas

Westfield, it's a little pricey but 600K might get you a cute place within walking distance of downtown. Your dollar goes a lot further in Cranford but the downtown is smaller and flood zones become a concern. Maplewood is cute as well. But as EBWick says, the places with nice downtowns are all about commuting to New York and priced accordingly.

you might be able to get a really small cheap house on North Ave close to town. People with kids hate those houses and they tend to be cheaper

We ran across this unique adult neighbourhood 2 years ago
Villagio

It's in South Brunswick not far from their current place, in their price range, close enough to Princeton shopping but without the congestion of Princeton.
