Had to drive up to downtown and then had to go on parkway. I havent seen the "ghetto" part so was curious so I took the long way to get to the parkway through Newark. . I was down by Sunset I believe it's called near Brookdale and I thought I was in a warzone. Sad and scary. I wouldn't even attempt to get out my car. Deserted with your run down houses. I knew it was bad by I never knew the bad areas or seen before. I'm assuming that area I was in is the worst. If not, I can't even imagine what is.

You were in Vailsburg and that area has improved 100% over what it used to be! Try 10-15 years ago.
You don't want to be anywhere near the Parkway and Newark. The best sections are in the Ironbound (East Ward) which is closest to the airport and route 1&9/route 21. Also, the downtown area is really starting to boom with all of the development that is going on there.
I've lived in the Ironbound my entire life and it is a safe place. Considering that is has 60,000 residents and is a very dense neighborhood. The best Portuguese restaurants and reasonable rent considering you are on a Path line.
I just hate when all of Newark gets categorized as a dump when 40-50% of it is OK and comparable to many other parts of the state that people consider good.
And the real estate developers are waiting to excavate some of those homes so they can throw big apt complexes over them like the Avalon one that just burnt down. There are lots of those being built and some built and left emptied. Who wants to invest or live there?

I just finished building in the Ironbound and have no issue selling or renting. Developers aren't building in the areas you mentioned. They are building the the downtown and east ward.
I heard that back in the 70s and 80s they had to build tunnels over the streets between buildings because the folks who worked in Newark refused to walk on the ground.
People want to hate on Newark because of the terrible sections that are in it. Remember that Newark has a major airport train station, colleges, great restaurants and more. Most importantly there are JOBS in a city center that is being developed. The sections you mentioned are far from the good sections.
People live in Elizabeth, Irvington, East Orange or worse. Those areas have no chance at major development like Newark can have. It will take another 5-7 years of development but the negative views are diminishing year by year.

I believe people are trying to push to have those removed.
