We are preparing to sell our house in south orange. When we purchased it a few years ago we were first time buyers and had been living in NYC for 10 years and so had no idea about anything home related. Additionally, our real estate lawyer was good for nothing. Our home inspection found some significant issues but the sellers agreed to fix everything. Then they essentially did a superficial patch job and all of the problems we asked them to address came back to haunt us in the next six months. In our time in the home we have fixed EVERYTHING we know to be wrong with the house, electrical, plumbing, heating, drainage, pests, etc, some DIY, some with contractors. But, until about 3 months ago when we wanted to install a baseboard heater in a room in the basement, we literally had no idea we would need permits just to fix things that were dysfunctional. Now we want to put the house on the market. How much of an issue this going to be if we want to have a smooth sale? Are we going to fined for not getting permits? Anyone have experience with the south orange inspectors and know what they are looking for? All I've heard is fire extinguishers and carbon monoxide detectors (which we have).

It varies by town, the minimum being fire extinguishers and CO detectors as mandated by the state. Call the SO building department and ask them what they require for a CCO (Continuing Certificate of Occupancy) inspection which is what will be done prior to closing. We sold a house in another NJ town 2 years ago and in addition to checking the extinguishers and CO detectors, they also tested the ground fault outlets and did final inspections for permit work that never took place at the time the work was originally completed.
