Lopatcong   not that nice IMO. Warren County has some great towns, Blairstown being one, but also Hackettstown, Belvidere, Harmony, Mountain Lake, Washington Twp, Allamuchy, Independence Twp, Frelinghuysen. Take a ride up from Moorestown more often and check it out

I did check it out when I was thinking I might be relocating up that way. I felt like there wasn't too much to do, the schools were average and everything was a far drive. I was looking in Franklin and Washington Twp because I needed to be close to 78. Lopatcong is better than P-burg, that's all I'm saying. The one thing I found there really is no high end housing in Warren, I mean $1 million and over. There are some mountaintop estates in BS but that's about it. I like to see high end housing in a town before I buy.

what is everyones input on phillipsburg now.any change?has it improved any?

I think it's improving. The area near the bridge over to Easton is cleaning up... new businesses. I hear they've been chasing out any unsavory characters : ). There are some really nice areas outside of the main drag... downside is, the HS isn't rank very highly if you have HS aged kids.

Are you looking to rent? If so, there are a bunch of rentals in my wee town outside of Phillipsburg and the elementary schools are fine. I'm in Stewartsville... small historic village that sits between Rt 78, Rt 22 and Rt 57. About 5 to 10 mins. east of Phillipsburg. Quaint little town...very safe.

Most of the rentals I see that are listed for rent - single family homes, are private rentals... no realtor involved. I would recommend taking a ride out this way and checking out the area. It's a cute town - neighboring Alpha is nice as well. Bloomsbury (Hunterdon Co.) on the south side of rt. 78 is also a nice area. If you head out Rt. 78, exit 4 - at the end of the exit, left will take you to Bloomsbury and right will take you into Stewartsville (Greenwich Twp.). Or exit 3 will take you to Alpha, Pohatcong, Lopatcong areas as well as Phillipsburg. If you're out this way around 6:00 pm, you'll most likley catch a glimpse of the hot air balloons flying over : ))

Wiley's area is very nice. You may also find a reasonable "private" rental in Belvidere or Blairstown, which are north of Greenwich but still in Warren County.

Adorable little historic town nestled in the middle of the woods  . Renting would be fine... buying in Belvidere at the moment may not be a good idea as their property taxes are going to skyrocket soon as they recently lost BASF.
I have to say... now that I use 78 vs. 80, I'd never go back to living near 80. 78, unless there's a bad accident, is great in the AM/PM.
Hampton is nice as well... Franklin.... New Village... all good choices and all within 10 mins of 78.
