There is a Storm Drain easement on the property I recently booked - Not constructed yet.(Location: Back fence line - Grass area)

Is there any water related issues during rain/snow by having an easement on the property ?

Does it create a water puddle near the easement ?

Does it affect the property resale price ?

An easement is not a physical thing. It means the holder of the easement (probably the municipality) has the right to use that property for a storm drain.

Thanks for the response.

I understand that the authorities have the right to use it for a storm drain. The builder has already provided that information to me on the site map.

My Question however is that does having this storm drain easement cause any kind of water accumulation around that easement ?

and does having this easement affect the value of the home ?

Designed properly you shouldn't see any puddling under normal conditions. The easement is likely for an underground pipe and not a surface spillway. Even then proper design would have water in it only when raining.

Yes, an easement will impact your property value. You will own the property but will be unable to build any permanent structures (garage, shed, pool) in it because the utility does have the right to enter the easement and mitigate and problems with the operation of whatever its for. That could mean digging up and replacing pipe in this case.

The easement may not involve the storm drain itself, but access to the drain.
The easement may involve allowing town trucks/backhoe to access a drain, thru your property, if/when it clogs up or needs repair.
