Hi pruebas - Plainfield will work great for her. And the homes do seem to be really lovely! But Wards Island is not easily commutable via public transit, and that is the major issue. Even if he gets into NY Penn easily, he has few options to get over to the island. So our planning was based on his having to drive and her taking the rail. This is why we came up with Rutherford.

But that line has some really lovely places - Westfield is such a pretty town, felt a bit like Ridgewood to us outsiders.

One of my life long best friends lives in Montclair. It's a great place. Just one word of advice. Think it through before you buy a place. The property taxes are very high even by NJ standards.

Seems to be an endemic problem in the state :-(

But your advice is well taken. This is why we want to rent in Rutherford before buying there.

I'll also chime in that after house hunting a little in Montclair, most "nice" houses go for well over list price, and can be multiple-bid situations (young families seemingly desperate to get their little ones into good schools maybe?)

Every house I even liked a little, I flagged as a "favorite" on Redfin so I could see the sell price. Almost everything I flagged in March has closed, and for well over list. Our favorite house was listed at $1.05m (which was way too big for us, but the nicest we saw) sold for $1.30m. There was one house we didn't even like that much listed for $549k and that one sold for $641k. It's just bananas, and that's not even considering the property tax.

West Orange is a neighborhing town. we use montclair and south orange and millburn as our "downtown" destinations for stuff. There are drawbacks, but we love it and you get far more house for your money.
