I would choose Springfield over Kenilworth. Springfield has better schools, though Kenilworth has a nice downtown strip. I would chose SP over both of them and Cranford over them all but budget is hard. What about Garwood? Good schools (use Clark) and you can get a lot for your money. Very close to Cranford and Westfield.
I don't see much in Cranford now. These may be a little small, but that's a part of the budget. I'm closing under a house in the area (Springfield) myself now so I know the struggle.
Everything in the area moves FAST too, if you find a place, make a move ASAP.
^ I know. I'm a lifelong Cranford resident, so is my mom save for a few years after she and my dad got married, and I can't believe how much this town has picked up. We can't even go out in our own downtown anymore on a Saturday night without ridiculous waits for dinner. It's crazy how in demand Cranford has become in recent years. Part of me likes it and it is proud so many people want to live here and part of me just wants my little, less cool than Westfield town back. (I honestly think Cranford now has better restaurants than Westfield but that's just me.) At the same time though I see a big change in the town, slowly creeping up, and I don't know how I feel about it.

Cranford will be your best bet of all of the choices but will be the pricier option. Better schools, downtown, commute, etc. The restaurant scene in Cranford has definitely taken off in the past few years and has become a destination for many. Doesnt rival Montclair just yet, but probably the best in Union County.

I took two seconds to find these. Just ideas. We all want the perfect house in the perfect location. On 400-450, you'll have to compromise somewhere.
Cranford at 400 (the OPs budget) will not get the OP what he wants. Every house is going within a week now, often above ask. I guarantee you won't get even 3 true size bedrooms at 400 without some other significant compromise.
Just a quick observation / question,,, I know or I think I know what prices ARE,,,,BUT but but when you look up recent home sales it seems they are hundreds of thousands lower???
What I mean is you look at prices on the market and they are as you say in the 400' 450's YET YET YET if you look at the actual sales town by town they seem to be like in the 150's, really.

Tax value is probably what I'm thinking,,,just would be nice to confirm with what recent sales statistics actually are.
I doubt you'll find anything below $320 these days and that'll be the standard 1920's six room with about a tenth of an acre. Average, I'd say closer to your 400.
