If you ride through there and look left and right, after the station there are a lot of buildings that are literally falling in on themselves on both sides, some junkyards, and some tall buildings that look like they can't possibly be occupied because there would be activity there.
But, part of that is probably the times I've passed through there. Newark on a weekend is very quiet, or at least used to be. I suppose I should have expected some of the same from Paterson. As for the buildings that are caving in... I'm not sure there's any of that anyplace in Newark anymore (I'm talking about houses and warehouses, etc. -- I think there are entire ruined blocks), but even if there is, it's definitely not visible from the ride through on the train.
I've thought for a long time that Paterson has some incredible potential though. With all of that water running through here and there, it would be really neat to see a brownstone former-factory as residences with water running right through/near the lobby. There really aren't a whole lot of other cities that have so many mills that you could end up with a situation like that. At least not around here. That fact that there even IS a Great Falls in Paterson is still a trip to me.

actually there are brand new condos called COOK condos that have just been built in one of the old mills. it is literally a block from the great falls, and believe me that are not cheap. a one bed/studio runs around 285k!
they're building a new "city center" with movie theater, mall, parking etc, just a few blocks from there. they are really trying to clean up and build, but every city has problems. even NYC all shiny and rich, has homeless sleeping right on their door steps...
