Default Sussex County: Vernon and surrounding area

Hi everyone,

I am looking for families who live in Sussex County...Vernon and surrounding areas. How do you like it?

We live in Bergen County but my husband is changing careers and taking a cut in salary so we can't stay.

We were looking at Northeast PA but are getting cold feet and want to check out Sussex before we jump ship to PA. We are born and raised NJ'ers who hate many parts of NJ but love it just the same.

If you have a recommendation of a realtor who likes email (with three young children talking on the phone is tough) please message me.

My realtor is just the gal for you : )) When I was looking to buy 4 years ago, I drove her crazy! I had over 7 contracts on 7 different houses - all fell through but not by fault on my end..just stubborn builders. She is a sussex co. resident and knows this area well. We left NJ for Pa for 9 months before coming back to NJ. We moved back to New Jersey in Morris County and I now live in Hamburg, Sussex County. We love it up here! My son started High School and he loves the school too!

We loved living in Sussex County, but the tax hikes nearly killed us. We also moved to Sussex from Bergen almost six years ago, but left for NC almost one year ago. Just make sure you inform yourself about the tax situation wherever you decide to buy. Ask questions like: "Will any new schools be built in the coming years? When was the last time the town was reassessed?", etc...

Same here. We lived in Vernon for almost 10 years until we saw what we can get over here in NE PA for so much less....

I do have a great realtor who lives in vernon and works out of a vernon office. I'll PM you the information. Good luck!!

To make a long story short, I was under contract for a home in Green Township not too far from the major roads and did considerable research on the area. I loved the feel of Sussex and its beauty. I never closed and never moved. In fact I ended up working in Philly which was great for me. There are a number of good towns in Sussex but in my opinion Green Twp is the best area to live. Especially if you are commuting east like I would have been. You might also consider Blairstown in Warren County but understand that is even a farther commute.

Hey almost neighbor : )) I live in Frelinghuysen, neighbor to Green and I agree..Green Twp is a great place to consider but the taxes in some areas of Green can be a little high. Areas with less expensive house prices and lower taxes would likely be in the Tranquility Area of Green..agreed? Oh and Green now has Pub 517..similiar to Pub 199 in Mt. Arlington if you're familiar with that one - Seafood at really cheap prices.... 2 dozen steamers and a whole lobster for 18.00 and change!

Do you have a budget in mind? How much are you looking to spend for a home...what would be consider reasonable taxes? What kind of neighborhood..etc? This would help as I know this area well and I can direct you in some areas in which you should consider...give you the opportunity to look at some houses on mls before you talk to your realtor so that she or he can narrow the search area. Oh and it's beautiful out here... both Sussex and Warren Counties have yet to be have been over-built - most areas or towns now have 5 to 10 acre minimums for new construction.
