good rule of thumb.. the east part is a higher risk investment.. but you will definately get some good deals.. the main sell for that area is the NYC Ferry that's under construction.. but til its complete it can be a bit rough.. but you won't find those deals anywhere else.. if you are willing to wait then it's definately a good buy.. for the proximity to NYC.. once ferry is operational those condos will sell like cake.. good luck..

The price sounds great but I think it does correlate with the area not being that great. My rule of thumb with Elizabeth is: west of the Turnpike and west of 1&9 is always best.
