That's nice, but it's of zero help for someone who has $300k to spend on a house. What we are saying is that there are still plenty of choices for good schools for a person with that lower-end budget. It doesn't make that big of a difference.

I lived in Ringwood for 30 years. Gotta be careful where in Ringwood you are.. Peter cooper is a good school but I think only goes to grade 3. Once you hit the next school you are dealing with the jackson whites. Lakeland is the highschool and I went there..Trash trash trash. There is a halfway house in Wanaque and there is a battered women's shelter from Paterson. Do yourself a favor and put your kid into private or catholic school. You will thank me later.

Your best bet for a home in that range is Sussex county, although the taxes have gone up here as well.

Just an update.

Late March 2016 we found a short sale in Hardyston Township (Sussex County). We placed an offer (250k) and the initial offer was accepted in early September 2016 (home appraised for 295k). We have been there since then and so far we couldn't have asked for more. The only downside is everything is a drive (which we knew was going to be).

House details = colonial with wrap around porch, 3bedroom, 2.5bath, 1850 square feet, half finished basement (850-900sq feet total extra space), 36x18 in ground pool, 1.2 acre lot, 2 car garage. Taxes as of now are $7100.

No major renovations needed at all.

Commute into Secaucus in the morning is 40-45 minutes. In the afternoon it is normally 50min-1hr.
