how many million dollar plus homes on multi acre lots are there in etown? not too many!
RE taxes are based on home value X tax rate. If you have a huge home on a large lot it will carry a large tax burden
Eatontown is a lower income middle class town, CN and holmdel are in a different league

These are not million dollar homes I am referring to, although generally homes in a Colts Neck/Holmdel or going to be more likely to approach that price. He asked where he could find an area with lower taxes - I said these places might be more affordable especially since he didn't care if the schools were in the same league as Holmdel etc.

Thanks for your comments! I work in Eatontown, so I am looking at places about 20 mins drive from there. Colts Neck is a very nice town, and indeed taxes are lower, proportionally, than in towns like Howell or Holmdel (i.e., from what I've seen, a 500k house in Howell pays about $10k in property tax, whereas a 500k house in CN pays about 7k, thus 30% less).
Personally, paying more than $5k in property tax a year is too much. However, it might be that indeed there's no magic formula, and that's the way it is...

you can't compare colonia to most places in monmouth, I know it's the best you've got up there but there is just no comaparisons

Colonia is like a bubble, nice area, great homes but it is surrounded by crap, it is a very nice place to live but the ambiance of the region leaves a lot to be desired. You just don't have that issue in a place like marlboro

If you want to pay less than 5K in taxes your going to have to move further into South Jersey - Burlington County and South. Although, you could try Plumsted/New Egypt, Barnegat, Bayville, Tuckerton, and Bayhead in Ocean County. Its not going to be easy though.

Not sure where you are getting $5K in taxes in BC for a reasonably sized house. If you want something small or 150 years old, perhaps.

depends on your definition of "small". you can get an 1800-2000 sq ft 35 yr old home in say, cinnaminson, with taxes under $5K.
