tax rates are measured in mils rumson mil rate is 1.6, deal 1.2, red bank is almost 3 asbury park higher less poverty, less police, safer schools equal lower mil rates...
also conservative officers help

That house must be ancient or really small/ I don't know anyone in Marlboro that pays taxes that low there.

Low property taxes and NJ is an oxymoron. Even some of the homes with cheaper homes have super high taxes, such as Red Bank. And, on the flip side, some super nice communities, such as Rumson have super low taxes. So, it's tough to figure out.
I'd go for a small house in Rumson with $7K in taxes before I'd go for a big house in Red Bank at the same price with $10K in taxes...wouldn't you? Your best bet is always to move to a town with GREAT schools, even if you have no kids. It keeps your property values much stronger...even when the market is slow. If I was buying right now, I'd buy in a town like Rumson, Fair Haven or Holmdel with the very best schools. Howell is nice, its in Momouth County , and its in the Freehold Regional HS district, which has good schools. It would be a town to look into. I know a few people there.

why are taxes in Long Branch low? I don't get the implication. I'm moving there with 4 kids and want really GREAT schools if my taxes are going to be exhorbitant. Any suggestions on areas commutable (within 30 minutes) of New Brunswick - Rutgers?

if you want good schools close to rugters they are as follows east brunswick ,south brunswick, sayreville has good schools and low taxes and woodbridge too. I will check more into monmouth county for you.

That sounds too low for Matlboro. I wonder if thats correct unless its one of those Mt Laurel communites, because the taxes were about that in 1992, for a $250,000 home, which is now much higher.
