As you can see at the bottom, the property taxes for Englewood Cliffs Borough and Saddle River are unbelievable. And Ridgefield Park and Bergenfield Borough got it bad.

Above info would be for reference only, but they appears to be in line with which areas seem to have higher or lower property taxes. FYI, databases are from 2005, so it may be also a bit outdated. Nonetheless, it appears to still hold true in terms of their rankings.
this assumes all homes are assessed at the actual value across the board. is this a normalized list? otherwise, it's hard to compare accurately.
my rate is $350 (i think), but homes are assessed at about 1/2 of today's value. another town close by might be at $800, but the assessments are more in line with market value. KWIM?

If these numbers are correct then a house with assessed value of $400K has property taxes of $7,000 in Ridgefield Park? If so, that's less than many towns in Burlington County.

and on the flip side, that same house would be $2116 in Englewood Cliffs. Something's not right.....lol - a million dollar home assessed in EC would only have yearly taxes of $5290?
the assessment values vary wildly between these towns i imagine - as they do all over the state.

Yes, Burlington County seems to have a higher tax than Bergen County on average. FYI, as below. Again, the database is from 2005 thus needs some update, but the following rankings appear to still hold true.

Does anyone notice that the towns run by Italians/Hispanics (like the mayor, councilmen, police, teachers) usually have a higher tax rate (eg. Hackensack, Lodi, Teaneck)? Also, these are also the same towns that have a higher percentage of subprime than other Bergen County towns. Also, these are the towns with lower home values. Can anyone see the migration of people out of these towns to more affluent towns because of better schools, lower tax rates, and non-subprime neighbors? The federal reserve just made things even worse with the easy lending. They exacerbated the divide among income classes. As of October 2008, Hackensack has about 20+ foreclosures. In Paramus, about 5. Home values range from 300 to 500k. I compared 2 foreclosures between Paramus and Hackensack, and found huge disparities. In paramus, you can get a nice 4 bdroom/2 garage McMansion for 430k, vs Hackensack where you get a 3 bdroom cape cod for about 430k. And the taxes in Paramus are lower. Would anyone want to move to Hackensack?
