You could try Lodi, New Milford, Dumont. Lodi is the epitome of a blue collar town. Some of the towns near the city fit your description as well, but they get more expensive as you get closer to the George Washington Bridge.
Sayreville is great. My husband and I are NYC transplants. We moved to Parlin (an area of Sayreville) 3 years ago, and we close on a house in 3 weeks. I work in Manhattan, the commute is very easy.
I am in the Army right now, but I ETS soon. I have already been approved for a VA loan. My price ranger is up to 160-175,000. Taxes are a concern. I am looking at the whole state of NJ. I plan to teach full time at the HS level. I would like to be able to commute to NYC, but that is not a priority. Well, let me know. Thanks.

There is a 3 bedroom 1 bath rancher with a fenced yard up the street from me that's been up for sheriffs sale since October, it's now listed at $144k Realtor.com link. The 2007 taxes were $2,592
