Default Is this a dodgy area?

The Lenox Condo: Map - TheLenoxCondo.com

Any advice welcome. We are from London, moving to the NY area, looking to spend up to $300,000 for a 1 bed place, probably in NJ (Hoboken, Weehawken etc) Does the above look like it's in a bad area? Where would be best to spend our (somewhat limited!) money?

Thanks.

I would rate it a 5 on a scale of 10, it is a very dense area and not very convenient to commuting to NYC, you'd be better served looking at areas north of hoboken along the river, like edgewater

This should be in the NJ forum. You would get much better advice there.

I don't know if this is your BEST bet, but to be in a completely safe area I could recommend Mahwah, NJ. You should be able to find for that price a condo that is newer or newish with I think basic modern amenities (for example washer/dryer in unit along with dishwasher, would be a must at least for me). I think you can get on a train to NYC via Secaucus from there. But this is a totally different feel than Hoboken Weehawken Union City.
