A community single family house (similar to a townhouse but a single family house) Don't mind paying HOA for basic stuff.

List three things that are important to you in order of importance.
Low Property Taxes, Area to bunch of Pharma, Tech and Nursing jobs, within 20 mins. drive to Edison, NJ, Near a Walmart, Costco, Shoprite, Movie Theaters and Gym

If you want to be close to Edison, then for that money you can buy in Edison, south more so than north. I would not recommend Highland Park because it has high property taxes. For $400k house you are probably looking at $13k+ in taxes.

Metuchen is getting tough for under 400. It either needs a bunch of work or is in an odd location.

Metuchen and Highland Park are not affordable places to live at all.

Look in Woodbridge, the Fords area specifically or Woodbridge "proper". It's the best location in terms of convenience to highways and amenities and mass transit. Dollar for dollar it's your best bet.

Nothing is going to be as affordable as The Poconos but Metuchen and Highland Park have some well priced properties for NJ towns with good schools and a train to the city.
