Don't know if would call it "gentrification" per se. But more of Matawan and other towns looking to changing demographics, and looking to lure in what demographics predict will be the future.
Many young people either do not want suburban home ownership (and all that goes with it), and or you have middle aged or recently retirees looking to sell the house but stay local due to the kids, grandkids, etc...
That new "City Living" space near train station fits the bill.

The post WWII flight to the suburbs that fueled Matawan's high growth in the 1940's through 1970's has long ended. Population has been in decline ever since and that trend won't reverse unless the town like others seeks to, and or can attract families/households of the future.
Kids today are marrying later (if at all), and having kids (ditto), but they are into "lifestyle" sort of living.
Look at that complex they put up in Bayonne (Harbor Pointe), which is pretty much like "The Link". You are seeing more and more of such places go up everywhere in NJ.
