Oil tank may not be 100% necessary, thats up to you. kind of a safety precaution, cover yourself when you sell and there;s something that no one knew about
Don't use the ones recommended by your realtor and you should be fine

This is actually correct. Real estate agents should not be recommending home inspectors on their deals. It’s a conflict of interest and compromises the independence of a home inspector. A home inspector should be selected by the buyer and based on objective good reviews from his other recent clients.
+1 to suggestions of finding inspectors outside of realtor recommendations.

I did a lot of research beforehand and initially took the approach of "shopping" around, which I quickly learned can be counterproductive and even dangerous for the purposes of a home inspection. This is one of the most important parts of the process and a good inspector is likely well worth a $800+ fee in many markets.
