Ahh, how do you put on price on paradise?? Seriously, the one thing we can't more of is the shore location! (Unless you're in the camp that thinks that due to global warming, Pa will be the next great shore community!)
One thing to keep in mind regarding being actually on the water is the beating these homes take from sea spray, wind etc. We own a vacation home on LBI, and neighbors on our block had a beach front home for many years as a vacation home. Loved the location, had several young boys (now grown and out) and began considering selling their primary home and investigated moving south. Sold their primary home and began staying year round on LBI while deciding what/where they wanted to buy as "snow birds". Loved being on LBI so much, even in the off season that they just stayed there, BUT, they did sell the ocean front and move (only two blocks west) off the water because the maintainance was just too much for them. We are not even ocean front and I cannot keep up with the spray that ends up my windows, had to cable a tree due to high winds. Its a lot of work, a lot more insurance etc

there's nothing like driving down the Blvd/Bay Ave with the blinking lights off season, LOL.

sigh......the lights will soon be back on, the streets are getting busier every weekend....I love summer, but I love my weekends also. Don't think I'm ready for that much peace and quiet 24/7 though!

Absolutely!!!

Although, even in the summer I find it to be an amazingly nice crowd
