Where is a good place to live in NJ to commute to Middletown and Cornwall for a single professional person? Want to be able to get to New York City on the weekends, preferably by train, with a 45 min or less driving commute to work. I am not too worried about rent as I am sure whatever it is will be a better deal than NYC!

You need to provide more information, particularly your realistic budget for rent. In NJ, the best towns would be those on or near the border that have easy access to the NY Thruway. Mahwah, Ramsey, Oakland.
Out of curiosity, why NJ instead of Rockland or Orange Counties? You'll have to file income taxes in two states. (NY is higher and what you pay to them will generally be credited against NJ.)
There is no direct highway between NJ and Middletown other than route 17, so thats going to be a very painful commmute. Since you will only be going to NYC on weekends it would make a lot more sense to live as close to work as possible.
Yeah I agree that Nyack is going to be a long commute. Beacon or even New Paltz would probably be better commutes.
There are some really cute villages like Warwick and Goshen but there’s not much going on for young singles in either.

If I stayed in nyc I would be paying 3000 a month in rent and I'm sure that any of these towns would be less than that. I just need a 1 bed apt or townhome. I do not care about paying double taxes, I am looking for a place that will have optimal quality of life. My preference would be a place that offers walkable neighborhoods with coffee shops and window shopping. I'd like to be on a train line because I do not want to deal with driving to the city . I am willing to tolerate a longer daily commute if it means I have a shorter weekend commute as I have many friends in the city, but I cant tolerate a commute longer than 45 min.
Nyack is not a great idea for a commute to both Cornwall and Middletown. It's 40-50 miles to each place from Nyack
Just live near the site you will be working at most often
I will be going to both sites equally often.
