I am graduating college, and looking to buy my own house within a year depending on what kind of job offers I get. I have a good amount of savings

I am looking to spend $300,000 or less on this house. I live in North/central Bergen county, and would like to stay in the area because my friends and family live here.


Is there anywhere within 30-45 minutes of Bergen county where I should be looking? Outside of Paterson and Haledon, I have not found much and even those are pretty expensive.

I wouldnt mind moving into Rockland or Orange counties if there is anything close to Bergen thats affordable either.

What about Wayne? It is large, and there are more affordable areas there. Also Little Falls, Passaic Park. There are nicer parts of these neighborhoods, and taxes will be lower than Bergen County.

If you move quickly, you can find a house in Fair Lawn, which isn't bad. My nephew just bought a house in Fair Lawn for 350k. But if you want a condo or a rental, you will be fine as well. Fair Lawn is a great commuter town. Has a mix of socioeconomic backgrounds too.

If you hold on a tad bit longer I think you may be able to find more for that price range in Bergen. Not upper, but lower and central. A friend had a home in Wood-Ridge that sold for $425,000 last October. Her neighbor is put their home, identical home, on the market and it was valued at $360,000. It sat FOREVER before selling for $340,000.00

Do you want a home or is a condo/townhome ok too? Also, are you willing to get a fixer-upper?

Why not rent (maybe roomate) and invest the difference? Why the rush to buy??

Orange/Rockland, maybe upper Passaic Co. and Morris Co. (Rockaway, Wharton).

Also, visit HSBC Bank in Waldwick, NJ - they have down payment assistance plans, programs, and grants which you may qualify for in the county

Wanting to be around friends & family does not make one "tied to the nest." It makes you a human being who values people above getting a big ol' home with no one to come to it.

300k is still a bit low even now.

what are your plans... can you stretch to get into a nicer house that you will stay in for a long time?

"Within a year" no one really knows what the market will be like. You also don't know your income yet. There are many options, and may be even more by the time you're ready. Good luck!
