Union Beach, NJ - Just made an offer on a house! (Red Bank: insurance, how much)

HI there,

We made an offer on a house in Union Beach. NJ and we are expected to close in 30 days... However I am finding that although the taxes are less, than in the Hazlet area, the insurance is kinda pricey.

Our house is in a Sec A-11 flood zone and 1200 feet away from the water, so we need to get insurance from a private company. Are we really in danger of flooding? Does it flood over there? Does anyone else pay an arm and leg in insurance for that area?

I was wondering if anyone else that lives in this area has the same issues?
How do you all go about handling the insurance? How much do you all love Union Beach?

Any answers are greatly appreciated.

Sorry I really can't chime in on the area, but Congratulations on the home purchase!

In rgds to the flood insurance, do your homework..try to speak to people in the exact perticular neighboorhood you're moving into and see what they think, perhaps offer a suggestion on their flood ins co..

we withdrew our offer.. the insurance was just way too much.. triple what we were told by the realtor...

It was just decided that the flood insurance rates are going up becuase they are going to require we have additional insurance. I just moved there 6 months and no it has not really flooded some puddles in the back yard and I have a creek in the back yard. But we are in a flood zone. I was very happy living there until last Monday my home was robbed of all my vauluable and unreplaceable things. Not so happy there any more. People that lived behind me were robbed as well. My brother who also lives in town (we decided to buy in the same town together) was also robbed last night. Just for your thoughts before you make a decision. I thought myself it was an up and coming town to buy in and live in. I love my house - but not feeling so safe and homey lately.

when I lived in the flood zone (until 07) The insurance was approx $1200 a year and let me tell you, they dont cover jack SH&%!! It really is sad but beacause so many people ripped off the NJFIP over the years they are so strict.....it just isnt worth it.

not at all... 1200-2000 just for bare bones coverage, not including our stuff.. and then another 1000 in homeowners.... and then just as we withdrew, we saw the news story last night about FEMA and the towns of keansburg, union beach, hazlet, and middletown.. all the areas we like and are actually going to see more houses sat in keanseburg...

exactly.. that is what they quoted me and that covers nada... but we like the area... sigh.. i just dont know... have you moved? and if so, where too?

anyone have any other suggestions for areas to live?

I wouldn't live in Union Beach. It's not a bad town by any means. They have done so much work on the waterfront and added the little fireman's park which is nice. But overall, it has a ways to go.

It's a small town, one school, but no high school. You would be districted to Keyport High School or Red Bank Regional. Union Ave by the water gets flooded a lot, they put road blocks up often to block it. But I don't know what happens to the houses. Years ago, they had a huge flood on the waterfront that even hit the restaurants hard (but that was over ten years ago).

They have built a lot of newer homes in Union Beach, but there are many small bungalows left from the days it was a beach town (kind of amazing to think of it like that). So there is a lot of old, and not charming old, within some new.
