Hi everyone,

I am looking to move to NJ from NYC and in a previous post, I was looking for advice on where to move in NJ that would accommodate a modest budget and was within easy commuting distance to NYC. I was looking to find a 2 bedroom 2 bathroom condo or townhouse for a budget of 130k but realize how delusional that sounded at the time.

I still have my sights set on NJ and wondering where I might be able to find a 1br 1 ba (ideally 2br 1 ba) condo or townhome in the 150k range that is within commuting distance of NYC (my job is in midtown), if possible.

Do you think this is possible or should I set my sights on upstate NY (Orange, Rockland, Putnam counties, etc)? Any and all advice is appreciated.

I read your post real quick and thought I read you were working with a salary of $150,000, and I was getting ready to set you on fire. Then I saw your budget was $150,000. That changes everything.

That’s a real low budget, honestly. You might be able to find something in Hackensack, or, with some perseverance, maybe Fort Lee.

It’s gonna be tough.

Nj is very cheap in real estate if you know how to find

You have to define "commuting distance" for us. There are some people--believe it or not--who commute to Northern NJ or to NYC from as far away as Pike County, PA. Most people would consider that type of daily commute to be insane, but the fact remains that there are some people who consider that to be "commuting distance".

How many minutes/hours would you identify as a reasonable commuting distance for your circumstances?

I have seen 1BR/1BA condos listed in Parsippany for 150K, but you're looking at about a 1 hour bus ride into the city from there.

Thanks so much for the replies everyone. Ideally I would like to keep my commute to no longer than an hour and a half, but I know with my budget it might be a bit tough. I've looked at places like Fort Lee but noticed many co-ops (which I'm trying to avoid at the moment).

Ideally I would like to live in Bergen County since it closest to the city but I am open to the surrounding counties as long as the commute is an hour to an an hour and a half. Is this reasonable?

I believe Bergen County is out of your price range. Don't forget to factor in property tax.

And for condos you have to factor in maintenance fees in addition to property taxes.

Please let me know where that under $150,000 condo in Teaneck is, especially a 2BR.

Go ahead, I’ll wait. Should be able to build my own house in the time it takes you to find it.
