This is my first post. I’m looking for a home in/near suburban Essex County. I see a number of fairly attractive luxury townhomes in gated communities in West Orange around $500k. Seems like these are a bit cheaper than comparable homes in neighboring towns, like Livingston.

I’ve read the existing forum posts on West Orange but would like to hear what’s current. Do any current residents have any insights into the real estate market? Would or would not recommend? Any thoughts would be much appreciated!

Eagle Ridge certainly has a dramatic location, but super-high condo fees and I've heard their build quality isn't great. Smith Manor's houses are small and while the condo fees aren't as high, you get basically nothing for them. Crystal Lake also has a high condo fee (not as high as Eagle Ridge), but they at least have a pool and the usual amenities. Not to mention the lake. Aside from Llewelyn Park, which is its own thing, those are the only gated ones I know (though the Google Street View car managed to get through Crystal Lake's gate), there's a lot of other ungated ones.

West Orange doesn't have a train, nor the greatest schools, nor much of a downtown, and the taxes will knock your socks off, which is why it's cheaper than some of the other towns.
