Thoughts on Tributary Gardens/Downtown Englewood
I've been looking at the various condos for sale in Englewood. I noticed a small batch of condos located at the corner of Forest ave and Lafayette st. Its about 1/2 mile from the new condos that went up on South Van Brunt st. Its also located down the street from a religious Jewish School. The area seems to be part industrial, and part lower income. I've read some posts and it seems that this area has been labeled as the "Bad side" or "Dangerous area." I wanted to see what people thought about this batch of condos and the area in general. I've lived in Bergen county for 10 years and It seems that there are a lot of buildings and high end stores going up right around, or close to the areas that were once (or still are) considered to the be the bad side of town. Is this a trend that is likely to continue? Is this the same gentrification that happened in Hoboken and Weehawken slowly taking place in Englewood's lower income section as well? As more high end stores come into down at the bottom part of Palisade, how will this affect the areas that people once avoided?

Englewood
I don't know that area to well, but Englewood is a great small town/city. We are about to close on a house near the Tenafly border on W Hudson. Right now we live an apartment complex called the Brownstones on the industrial part of Englewood. There is nothing on myside other than The Gym but we like it. Englewood is diverse and has a lot to offer and from driving around it has great bones on some of the homes. What I like about the town is that it is so close to NYC but yet its green and not urban. Hope this helps...

My family and I moved into that condo when our side was erected some 8 years ago. I also heard it was labeled bad and dangerous. That was all true, but so many home are being rebuilt and renewed. I have walked around the area and the park in the wee mornings and late at night. I did not drive and attended college in new york city so I relied a lot on public transportation to get home. I walked from various bus stop drop offs and it was a good 20 minute walk, I never experienced any trouble. Trouble exist everywhere. I lived in Harlem in a very urban area and I have been robbed while riding the elevator. I love englewood and its wildlife, where else can a city girl experience a family of deers running through the streets into the backyard of the very condo you are trying to live in. It was a good experience for my 4 year old who stopped nagging me about going to the zoo. I am not saying this Utopia, but is so quiet in the morning and at night. Walk around not drive the neighborhood use your instincts, everything seems scary in the beginning, you will know which areas to avoid, I have been through many because I got lost, my husband does not walk anywhere he drives everywhere, no one can ever get directions from him because he does not walk around.
