My wife and I are looking for areas in NJ to move. We are in the process of selling our home in Passaic County (close the end of February). We are open to buying (300-340K budget) or renting. If we rent, it most likely be in an area we want to buy. The biggest factors are:

Our daughter starts school in September. So good schools are important. The schools in Passaic were not that good so that is why we wanted to move.

The next factor is my commute to Manhattan. I prefer the bus but wouldn't be opposed to the train.

Any help would be greatly appreciated.

With all due respect, on a 300-340K budget, you can have good schools OR a good commute to the city.

You’re very unlikely to get both without bumping up that budget quite a bit.

So you want to move out of passaic, want good schools and commute into nyc? My best advice for you is to quit the job in the City, your life would greatly improve.

Since you’re moving out of Passaic, your definition of “good schools” may differ from some others in this forum. I’m assuming you’re looking for a school district better than Passaic. I do not blame you. Within your budget you probably want to look at Hawthorne, Clifton, and Bloomfield. All offer similar bus commutes to the city as Passaic and all have better schools than Passaic, with several homes listed for sale within your price range in each town. Good luck to you.

No matter the area, rent for a year and then look to buy.

Where in Manhattan? How big a house? How long a commute?

340K isn't going to get a 4BR/2BA with a giant yard anywhere within 90 minutes of 1st and 72nd, for example, but it would work for a 2BR with a 90 minute commute to 38th and 10th.
