Hi,
I’m looking to buy a single home in NJ that is within 30 mins from the shore, lower property tax and safe, Within an hour from New Brunswick where I work. Any insights as what town to look for is appreciated. I like Long Branch, Spring Lake, Lake Cuomo, Belmar - but they are expensive. Thanks.

* single home, 2-3 beds, 2 baths, price range: up to $350K
* safe area, not in a flood zone, no HOA, lower property tax than in middlesex county

Not a lot around in that price range, and I'm not sure if Monmouth County is lower property tax than Middlesex County, but look at Eatontown, Tinton Falls, West Long Branch. A few older, smaller homes that haven't been updated available with a quick look at Realtor.com.

Bad time to look for cheap houses when the New York City escapee set is swarming homes for sale out here offering bucks over asking. Realtors don't have enough inventory to meet the demand.

You’re not going to find Monmouth taxes lower than Middlesex.

Eatontown, Tinton Falls, Farmingdale and the Oakhurst section of Ocean Twp. might work, but you will need every last dime of your 350k budget.

Freehold might work, but it’s a longer ride to the beach.
Wall might be pushing it as it’s become a town for those folks who can’t quite afford the Tiffany’s type towns in Monmouth. The average tax bill is pushing 10K and the average home sale price is 550K.
