Default Morris, Essex, Passaic Co. -best towns

OK, I need your favorite towns in these counties. Will be working in Morris County. Would prefer to live someone very near the NJ transit so that we can access NYC for leisure.

We would like to buy a home and stay as close to $350k for 2B, 2B as possible with a yard for our dog, no kids. We like restaurant variety, trees and a "pretty" feel or at least a nice area of town to go to....

Any suggestions?

In your price range a fantastic option would be either Roxbury Twp or Mount Arlington Borough. Both are located in Morris County. Both are 3-10 minutes from the new train station which also doubles as a bus station. And both have a decent selection of homes in your price range. The schools are also good, and it's a nice lifestyle out here, especially if you work in Morris County.

Default Best towns (for you) in Morris and Passaic

I. I'd recommend that you stay out of Essex for these four reasons:
A. There's no benefit to living there if you're working in Morris.
B. Homes in your price range will likely be in marginal areas.
C. The inevitable unpleasantness of the occassional trip to the county seat.
D. Property taxes in suburban Essex are excessive.

II. Passaic County offers some convenient, moderately priced opportunities with good mass transit links to The City. Try Little Falls, Wayne, and Totowa. Just stay out of the flood zones.

III. In Morris County, consider Lincoln Park, Montville, Boonton, and Parsippany. Again, avoid the flood zones.

The Garden State Mulitple Listing Service currently lists for sale in these towns, 45 residences with at least two bedrooms and two baths, priced at $350,000 or less. (But yes, some are in flood zones)

In today's market, bargains are available. If you'd like a lot of extra house for your money, there's a large five bedroom colonial in Boonton. Owned by an estate, it's offered for only $349,900. Who knows... maybe they'll throw in the furniture too?
