From my understanding, the law states that even 55+ adult communities have to allow a certain % of those under 55 to purchase.

Find one that you like and ask them.

Most towns fast track 55+ because they generate ratables and do not put any burden on the schools. They also spend more money at local businesses.

Hav has switched to custom homes and Toll Brothers is pulling out of state. The only low cost housing going up in bulk are townhomes/condos. i bought my commercial building right next to a farm they already approved for 55+ looking at the future when they start building there to put up a mini mall.

As others have pointed out, the title question of the original post isn't exactly accurate... as it's only applying to your specific area. Down here in the southern counties, there are still plenty of new homes to be bought for much less than $350K... frankly, my own personal perspective leads me to believe that such a price is ridiculously high! Even so-called "McMansions" are barely touching that level.

Granted, cookie-cutter housing developments are rarely an option here (thank goodness), decent acreage can still be had for well below $100K and there's no reason a nice, newly constructed home should run more than $150-200K.

Also, I don't quite understand this overwhelming *need* to buy a brand-new home, certainly there must be existing homes that can more than suit any need for much more reasonable prices.

I finally got an answer, write a sweet letter to the condo assoc and wait for an answer inviting you to an interview, for acceptance.... we shall see sent the letters the board meets on the 16th and another on the 19th..........
we shall see!
