If you look up homes on the the Multiple Listing System, underneath where it states the taxes, is the tax rate.

You would actually love it out here where I am! I live in Liberty Township, in Warren County. Our home is 4,017 square feet, 5 bedrooms, 4 full baths, 10.72 acres (I don't even see the next door neighbor from anywhere on the property except the very bottom of my driveway!), and my driveway is an 8th of a mile long, up hill. There are 290 state-owned acres behind the property, and the taxes for this year are $9700. The schools are excellent, the locals very nice, and the only traffic we experience is on 80...or if someone is moving a tractor on the main road, lol.

Taxes in Bergen County is no joke! All the towns you mentioned have high taxes. But still, I love Bergen County, Alpine, Closter, Englewood Ciffs, Ramsey, Upper Saddle River, Franklin Lakes...

I am going to throw out Mountain Lakes as a possiblity as well. Longer to the city but you'll get more (although not anywhere near close to the best house) for your 2 mil. (Taxes are obscene like most of N NJ though).

Yeah, taxes are high everywhere but Saddle River and Ho Ho Kus actually have relatively low taxes compared to other towns in the area (each only has one K-8 school which explains a lot). Both the best towns however Rockliegh is also a great choice.

saddle rivers too expensive anything under 1 million there is really ugly

Englewood is a really nice town, especially the Palisades Avenue, but the taxes are just to high, if i were you i will pick Franklin Lakes, Or Saddle River, i think you get more for your money in those towns too.
