Only to find that the pay scale is much less and most folks soon want to return to NJ. It's my opinion that the southern states will soon follow NJ regarding property taxes - it's just a matter of time - especially with all the NJians moving down that way. Since I have signed onto this website, I have noticed property taxes down south formerly averaging around 2K yr. and now I see people stating 4K plus per yr. Just my 2 cents : )

I can tell you my brother-in-law bought his home in Dover for about 180k, and pays 800 a year in taxes. There is a distinction to be drawn when it comes to Delaware however, between New Castle County versus Kent and Sussex (lower 2/3rds of state). New Castle County is much more in line price wise with Chester/Delaware County PA and Gloucester/Salem County NJ than lower Delaware.

roon is on a distinguished road
new home in Williamstown, NJ Monroe TWP (South Jersey)
cost $358000
Taxes $9k per year!
I spoke with Paul Moriarity (mayor of Wash Twp), he said I'm lucky, his are $20K PLUS!
This is a disgrace! We are leaving this pityful state ASAP, no later than the 11 years. Heading for ANYWHERE but here... probably south, TN, SC, NC or maybe even PA out near Gettysburg... all depends on taxes & cost & quality of life/living

which in the end is meaningless, yes the tax rate will be lower but your assessment will be higher, in a perfect world after a reval most people's taxes would remain the same but the reality is that about 1/3 stay the same, 1/3 go up and 1/3 go down. That coupled with the "normal" yearly increase will mean that almost everyone will be paying higher taxes regardless of the new rate setting

we've danced this dance before. i'm WELL aware of the process and I've posted the same thing as you several times before. for instance:

i am ONLY addressing the fact that Alex said he'll be paying $20K a year, if the rate remains the same, which won't happen. nothing more, nothing less.

hc7612 will become famous soon enoughhc7612 will become famous soon enoughhc7612 will become famous soon enough
Hi all. I am now an official member of the NJ Homeownership club as of last Thursday! We will be living in Raritan Township, on 1.9 acres, a 5500 square foot house, annual taxes are $16,500.

Now, I hear all of the time about how bad the property taxes are in NJ. But in areas of PA. they are terrible as well. Take where we have been living the last 3 1/2 years. The tax rate is now 23mils. So each year we get a property tax bill from the township for $4,000, then in June we get a nice property tax bill from the school district for $11,500. That is with my husband appealing our taxes. We are now $1,000 better off than before. This is not just a problem in NJ. Oh, and just to make some of you cringe, we will now be paying taxes on both homes until this one sells! Nice huh?
