Default Cost of addition???

Hello

Looking for some opinions on cost per sq ft for an addition onto a home....

History:

We are contemplating building an addition /2nd home ontop of my parents home...it would be about 1200 sq ft...3 bedrooms-2 baths..family room kitchen...plumbing..electric etc I believe would just be ran up to th esecond floor but would require larger units for both homes...Located in Ocean County...

You've provided a lot of info but there are a lot more variables. What is the foundation? Is there a grade to the property. If you are in ocean county and on waterfront that will factor in. Also, there may be zoning issues because you are building a 2 family house in an area that may only be zoned for a single family home.

My brother is a contractor so I've heard more than my share of conversations surrounding these issues...some about my own home in Toms River.

Zone is fine for multi family..there is a huge mother daughter in the street behind them..almost 4,000 sq ft I think 6 bedrooms...and another across from them...and this is not on the waterfront..the foundation is strong enough to have it built on to...(we have checked it out already)..and the grade is good..completely flat property

Depending on the level of finishes, how much work is being done in the existing space, etc., you're in the range of $150-200/sf.
