Good luck, you'll really need it because $300k doesn't get you far at all in Monmouth County barely even a townhouse in a blue collar area. You might be better off renting something until you save up more money to actually have a reasonable budget to work with.
I concur with most of the posters here. Colt's Neck probably won't be for you. Considering you don't need the schools (which are great) I would consider other areas that have been suggested. Another consideration is South Amboy. I don't think I saw that mentioned yet. But with your budget you should be able to get something halfway decent there.

South Amboy is a good idea. A little farther off commute but not bad. Going in the opposite direction tonight of most others at rush hour. Easy access to everything.
property taxes are insane as well. land is ample in colts neck, so expect to pay a fortune in property taxes. probably around 25k a year! thats like 2k a month, excluding mortgage.
best to skip the state altogether until / unless property taxes drop
Anyone who's been looking for a house or to rent in the last 6 months will tell you you're out of luck unless you go fixer upper ... and it will be a SMALL one...and that's IF you can even get to it. Flippers come in with cash and you're in the back of the line.
It's not hard these days. Look at a real estate site and plug in NJ 300k or less. Not good for monmouth county. Small TH or condo.
I've never understood the appeal of Monmouth County... you are in the middle of nowhere.
you can not get to either NYC/Philadelphia in a reasonable amount of time.
Sure the land is cheap, and the homes are large. Sure its conservative, and less diverse (for those who seek both)... but logically makes zero sense.
I lived in Manalapan 1 hour to Philadelphia and NYC. Half hour to the shore not much further to the Princeton area. Very nice area. Not the middle of nowhere unless you want to live in NYC.
