Default Roseland vs Livingston

hello All:

We ( myself and my Husband) are on a lookout for townhomes in NJ and we have liked couple in Livingston and Roseland. Looks like roseland is more value for money as compared to Livingston and also with lower taxes. Even though roseland just borders Livingston - why the premium? Also would a home in Livingston hold its value better that Roseland??

Any suggestions as to where else we could look for townhomes with close to 1 hr commute to NYC in Essex county?

Did you also look at places on the eastern edge of Morris county, like East Hanover, Florham Park & etc. I know there are some pretty nice townhouse communities in those towns and since they're in Morris the tax is much lower than they would be in Essex. And commuting-wise to NYC wouldn't be that much longer either.

Roseland taxes are lower due to the fact there's more industry. I believe they also have a regional highschool. I would prefer Livingston over Roseland if budget isn't an issue.

Thanks for your replies. Many friends we have spoken to have said Livingston is preferred more than Roseland. Has the market slump affected Roseland more than Livingston? any opinions?

The housing slump has been all over. I live in a townhouse community in Roseland and I'm very familiar with the area. Livingston is a bigger town than Roseland with many more shops, etc. It has some very very expensive homes more so than Roseland but it's still nice . Roseland doesn't have as much to offer in terms of shopping, basically it's "downtown" is a post office, library, a couple of small grocery stores, nail salons, pizza places, etc. However, it's a very pretty town and I'm happy living here. The high school is Roseland is not terrific because it's a regional school - but you didn't mention anything about the school systems so maybe you're not interested. Which townhouse communities have you looked at?
