That's an interesting map. But looking at that map, I see Basking Ridge at $115,000 average income. Honestly, who the heck that lives in Basking Ridge is making LESS than that? You cannot find many homes in Basking Ridge for under $500k (maybe a condo), and there can't be that many rental units in Basking Ridge. In my opinion, something doesn't add up.
Saddle River, the average household income is $130k or so. But yet it is nearly impossible to find a home that costs less than $1 Million in Saddle River. There seems to be a discrepancy somewhere...

Many of those people selling those houses have been sitting on them for 30+ years with no mortgage any longer.

Exactly. I think this is the reason why MANY people are flocking out of NJ. They want their money to stretch out a little more and I don't blame then one bit.

I make them on my own using GIS software and data sets at my personal disposal.
As has been stated... I believe that figure is the average per capita income... not household. Even still... there are many parts of the state where an individual or small family could live comfortably on $50K a year... not every part of the state has such ridiculously high costs of living.
There must be something wrong w/ your software...it says Lakewood is in the "red".
lakewood is far from being an affluent area, there's a whole lot of poor people there, both black and jewish
