Try Nutley or Little Falls which can be close to Montclair State University and has a bus and train to NYC. It's really a very cute town.

Maplewood and South Orange are on our radar but we are concerned that a nice house there is out of our price range. Any suggestions for other towns to consider will be greatly appreciated. Thanks in advance for your help.

Lincoln Park. I keep telling people to look there, there is a reason. You have a variety of housing choices to choose from ( apartments, condos, small and simple houses, huge houses) and it is one of the few nice towns that has affordable homes and decent schools in the area. The location is great for most sections of the town, though there is one isolated section where the mcmansions are. Its located just off I-80, and NJ 46 and 23. $350,000 will buy you a townhouse or a small home.

Passaic co. certain parts are good Paterson unless it's riverside or lakewood could be a bit dangerous try Clifton,Nutley some good towns in Essex and Passaic it really depends there's allot of nice places and in today's market it's almost impossible not to find something. Lot's of forclosure and pre foreclosure the banks want to move as long as you can close in 30 day's your in good shape finding a bargain property, rates are good too.
