Any Swedesboro NJ For Sale By Owner (FSBO) site?
Do any of you know a Swedesboro Real Estate For Sale By Owner (FSBO) web site? You can pm me if you know. How to identify, on any FSBO etc. site, whether the seller is really a motivated one or just testing out the waters by hanging his/her fsbo shingle out, hoping some one would bite? If you know a FSBO seller in Swedesboro / Woolwich / Mullica Hill etc. who is tired of waiting and is running out of patience and is about to list his/her house with a realtor (i.e. about to loose 6% of the selling price), can you pm me, if you think that the seller is willing to pass on at least 4-5% of that share (selling-price) directly to the buyer?
OR- Is there any web site that already serves this function? - a site that holds a gathering of motivated-sellers only, who are committed to sell their dwellings quickly as FSBO, by passing on majority of the savings of the realtor's commission to the buyer instead? And, additionally might have some of the other desirable-seller-characteristics, such as the one, whose house is: a) about to be foreclosed or b) about to be short-sold or c) about to be emptied-out for a relo or d) about to be possessed by the lender as a REO property? Existence of some such characteristic might enhance the quality of their motivation as far as a buyer is concerned. And, they would, in effect, be most flexible at the negotiating table. Furthermore, an educated seller who understands the dynamics of the present real-estate market, will be the ultimate-seller, who will be willing to negotiate down 10-15% easily, as s/he understands that the RE market has definitely started crashing in NJ now and the more time s/he waits from this point on, s/he will incur greater and greater losses only (summer will soon run out and the gloomy-winter will be just around the corner).
