My wife and I are possibly going to be relocating to Pompton lakes area if her job transfers her there. We are looking for a nice place to live, low on crime and where we can find a home or a townhome within 45 minutes of Pompton Lake. I know that there are some areas of NJ that would fit this bill, or we would also consider PA or NY. Any information would be appreciated. Thanks

Pennsylvania is much further away than 45 minutes from Pompton Lakes. The closest PA borders are an hour without traffic congestion.

Some areas of New York's Orange County are within 45 minutes of Pompton Lakes. However, you'll spend more on the cost of commuting than you'll save on the lower priced home's mortgage payment, hence

Why not look in Pompton Lakes itself? Pompton Lakes is a good middle-class community. $250K is toward the low end of the market in PL.

Other nearby towns I'd recommend include Riverdale, Butler, Oakland, Bloomingdale, and Wanaque. Futher out in the country are West Milford and Ringwood.

Of course, beware of flood plains anywhere near to rivers in North Jersey.

West Paterson. But it's 270k: Condo/Townhouse/Co-Op - LITTLE FALLS, NJ, 07424 - Realtor.com (http://www.realtor.com/search/listingdetail.aspx?ctid=33064&mnp=24&mxp=23&typ=6& sid=2f4de54f519a47b1a677f80861a017e1&lid=109958971 0&lsn=3&srcnt=3 - broken link)

I would look up Route 23 from Pompton Lakes. 250k is most likely condo pricing for this area.
