Default JC Heights: Palisade Ave near Hoboken Ave exit

I see that there are a lot of new buildings or conversions on Palisade Ave near Holland tunnel. Does anyone know if that is a relatively OK / safe area to live in ?

I know people say the Heights area should be avoided due to crimes etc, but I am tempted by the amount of new developments on Palisade near Hoboken Ave / route 139.

I know nothing about Jersey city or the heights area, but see that Palisdades (near Holloand Tunnel) could have potential because it is within walking distance to Journal Sq PATH and Holland Tunnel is right there should you wish to go to nyc.

Any advice would be appreciated.


Also, how much does a 1 bedroom go for in that area? say 700sq ft ?

Nobody knows ? I am desperate for some info, it just north of Holland tunnel, at the foot of Palisade ave. Any help would be appreciated.

I don't know exactly where these new buildings you mentioned are located, but I do know that general area is not so pleasant. But if you are driving north about another 10 mins or so, you'll be in Hoboken, which is a very desirable town now, hence very expensive. I lived in Hoboken over 30 years ago, and it was very safe then.

Well a one bedroom would go for about $900 and up but it's not worth it!!! That's just a facade because they want everyone to think that they're cleaning the area up but it's B.S.!! No matter how many new buildings or houses are built they will not be able to get rid of the trash that has been living there for over 15 years in a 2-3 br apt for $600 or less because they have rental assistance or section 8!!! Those ppl aren't going any where except to the welfare lines by Journal Sq!!!!

People like you said the same back in the 1980s & 1990s about downtown and look how it has turned out. Jersey City as a whole is turning around and those people on subsidize housing will be pushed by high rents. The budget for the housing authority was cut for this year, which means the gov willl give less money to these people so they will have to move away.

THANKS guys, I appreciate the info.

Can someone tell me if this is TRUE ? IF I purchase a property in NJ, I will have to pay 2% real estate tax every year ? Is that correct ? Is that in addition to the property tax that I have to pay ?

That's a lot of money. 2% on top of the regular property tax ?

If I purchase a condo for $200K, that means I will have to pay $4000 in real estate tax per year, and on top of that I have to pay regular property tax too ?

I must be missing something.

Any advice would be appreciated.

Jon, the heights is a great area, but the stretch of Palisade ave near the Holland Tunnel is really Journal Square, not the Heights. The Heights R2 zone
is one and two family predominately and begins north after about Ferry St.
(the railroad has cuts around there. ) The Heights has many nice places to live and a neighborhood feel. Palisade Ave has had an open air drug market for many years and there is an occasional murder over turf, all night store robberies, and that sort of thing. It is a state highway. The stretch around Franklin St used to be very very bad, but has changed a great deal in the past ten years or so. I like the following streets very much: Ogden, Webster, some of Palisade towards the light rail, some of NEw York AVe, Sherman Ave, Bowers, SHerman Place, parts of Summit Ave, North St, Some of several other streets.

Close to the southern end there are beautiful places on Reservoir st, Boreum,
and thereabouts .

THe North district is the safest in the city. Ask a cop. THe trouble spots are well known. Just use your head.

Palisade is ok and is totally being developed. I live on Palisade and Franklin and it is really a great location. I can easily walk down Mountain Rd to the Hoboken 2nd st.light rail, (there will be steps built down soon)take the bus to NYC midtown on the corner or various other buses to HOB/jc or Bergen.

I recommend trying to buy with parking if you have a car; as this is the city and parking is tough and you will get tickets.

As far as crime goes- there is crime- has it gone down-dramatically! I have lived here for 4 years and it is very clear that the area is moving up. I drive to Soho NYC for work and my commute is 10 minutes. That is quicker then when I lived in NYC in the East Village! The Holland Tunnel is that close.

The condo I was able to purchase is huge and new- compared to what I would have bought in Manhattan or Brooklyn or Queens( a tiny box).

I am happy overall for the value and easy commute because my building is nice and filled with nice people/owners. I think the area will improve into the future based on what I have witnessed in the past.

I would stick to the areas of the heights which are ogden to webster / ferry to north st. If you look on the map you will see they are closer to "the Cliffs" and border Hoboken. The closer you are to Hoboken the better. Also down by christ hospital and west and "back" in the heights are not as good. The farther away from Journal Square the better.

Another note is - in my building all the units were sold to new owners 3-4 years ago and it is basically a bunch of people who commute to NYC for work.

I am a white woman and have walked around, made friends, shopped and lived here for 4 years "without a bulletproof vest". There is a great neighborhood group called RNA or "riverview neighborhood association".

The best food store is Stop and Shop on Central, if you have a car you can go to Target and A&P in Newport. The light rail goes there as well. There is easy access to the Newport Mall from the 2nd st. lightrail.
