Please come in: I just made an offer
So I just offered $320 for a house with a listing price of $349, it was originally listed as $359 but the seller lowered it. The house is in WO and is in move in condition (very well maintained). It will require some minor repairs so I also offered to forego bringing up any non-major issues (i.e., minor electrical, minor fix up to outside of house) if the repairs will not exceed $5,500. The house is near south mountain reservation in wo, not main street. Do you think i offered too much? the house is 3 bd rms and 2 full baths. It's a small house so the rooms are kind of small but i didn't want big.

Sounds good to me! From what I've heard most houses right now are selling for 5-10% below their asking price. I think you made a good offer.

well if its what you want, go for it.
If your not in love with the house and its been on the market for a while, I probably would have offered about 310 and see what their counter is.
If your not dead set on a particular house or in a rush to buy, theres nothing wrong with trying to low ball things.

I paid $325 k last August 3 full baths 4 bedrooms and a family room and garage house was built 3 years ago

If you didn't mention it, I would leave out the part about the repairs for $5500. That's an excellent offer. Wait for the inspection and see if any issues come up. Then re-negotiate if necessary. Good luck!

We couldn't agree on a price so I walked away.  I'm sure I will find something in the end, but i'm noticing mortgage rates are going up.
