Default Stupid Question Alert.... Realtor representation when buying a new construction home?

I warned you....this is probably a real stupid question....

My husband & I are first time homebuyers...

Do we need a realtor to represent us when buying a new construction home in New Jersey? We were thinking that we don't, but then my father-in-law said that in NC, when they bought their new construction home, they had to have a realtor represent them. Is that done in NJ too?

ABSOLUTELY

Always get a lawyer, always get a home inspection. Law aside, it is not a good idea to be without representation in every aspect of your purchase. The cost is pennies by comparison to future troubles you could have.

Get one.

Thanks. I think because it's a new development/construction, we thought that things were handled differently than when buying a regular home.

One question....get a real estate attorney OR a real estate agent?

Default NOT a stupid question!

It costs you NOTHING to have a buyer's agent. That is paid for by the seller which includes new construction.

Both! An agent will cost you nothing. Our attorney cost us $800 and we were happy to pay it.

I understand the lawyer and the inspector, but why would you need a realtor?

Most new construction I've seen, if the realtor isn't with you when you first walk onto the property, the builder/developer won't acknowledge them.

that kinda confused me too. i'd expect to use an attorney...especially with all the paperwork, etc. And, it's reassuring to know that I can still get an inspection done....by my own inspector. But, if we've already gone to the sales office to see the models, etc., what would a realtor do for us (except be a free service over paying attorney fees, etc.)

You can get a better deal from the builder on extras without a realtor. The builder will just give you the discounts during negotiations instead of throwing it away to a realtor.
